Great Job thinking outside the box combining something that's super important with a way to cut costs. Im glad you got good information today that this is something to go high quality on.

I use a SEO freelancer here in Colorado Springs that is Amazing, her and her husband work as a team and post to every social media site, writing original content and creative guides that get me a lot of attention and quality rankings. They know how to do it well and I pay them $1250 a month for their services but it is money well spent. In 4 months I went from very low to first and 2nd page rankings for over 12 keywords, and climbing. Just goes to show quality is worth it.

Hit me up if you have any more questions on how to vet a good SEO specialist and make sure they have the necessary skills to do the job right.

Hey @Victor Miller

One way Ive found that works is by mailing specifically to preforeclosures a couple months out. If you have cash to close quickly and solve their problem (cure their judgement/backpay) it can be really profitable.

I have more than a few ways I use to find motivated sellers. Hit me up and Id be glad to share more!

Pretty cool idea. I hadn't thought about it at all, and I love hearing about new and innovative strategies.

Heres my 2 cents-

Pros- no maintenance or property management fees, simple,

Cons- No ability to leverage and make double or triple the CAP rate with Cash on Cash. Harder to automate.

Not sure how it would affect appreciation, maybe you could charge more and more each year but it would be more tied with inflation than property values.

I think your $10,000 would be better spent on a downpayment for a cheap rental or a downpayment for seller financing for a seller that would let you rent or lease option out.

Interested to hear what you think about my thoughts.

I am in the same boat as you and am frequently trying to help pre-foreclosure owners.

I haven't run into any probate cases yet but your question has motivated me to learn about it with you.

I found this book that might be of use to us all.

Hey BP

I'm an investor here in Colorado, and have been partnering with @Tesfa Measho to get a 40 unit up to speed and occupied/performing. 

Does anyone have recommendations for a really good property manager in the Albuquerque, New Mexico area? This PM should have a track record of managing 20+ units. I'm looking to not skimp on price in order to find the one with the most integrity. Looking for someone I can trust.

2nd- This could be a part of the property managers skills or someone separate. We would like to spend $5,000-$10,000 on promotions, marketing, signs ("under new management", "first month free/$99", etc) in order to change the atmosphere and get a new influx of tenants. 

Also I will need a good roofing contractor that can handle a big job.

Other specific sub contractors I will need would be a plumber, and electrician. 

I look forward to everyone's recommendations. So glad to be a part of this website that helps each other like this. Let me know how I can be of service to anyone. I am happy to offer advice and my specialty is fix and flips, lease options, finding investors etc. I would be happy to meet up with some of you guys when i come into Albuquerque in a couple weekends.

My advice is to sell it. Here's why

right now you're getting 200-300 a month cashflow. so technically your 40k equity is making 9% cash on cash AT BEST.

cash on cash needs to be a lot higher than typical CAP rates. If you can get a 10 CAP (unleveraged return on investment) that usually means leveraged and after all costs you should be able to get a 30 % cash on cash. You might already know but 10 CAP rental properties are not THAT hard to find, especially if you do a little out of state looking. your 40k could be making you 12,000 a year instead of 3500.

I invest in Denver and Colorado Springs and I can definitely vouch for them as hot markets.

Colorado Springs is very stable with 5 military bases near it and is steadily appreciating, would make a great place for reasonable priced rentals with great stability and low crime.

Denver would be great for flips because of all of the volatility. I am personally a fix and flip investor and have had a pretty great success investing here and making my investors some great returns. It just depends what you're looking for.
