Just be careful as they can seem all great at beginning and once under contract start making all kinds of extra demands that they think should be included. Definitely make them pay for any sort of extras. And I would ask for a higher price ( maybe towards the top of the ARV, and assuming it can still appraise for that) the market is heating up and while it is nice to have a bird in the hand, you never know what you might have got if went to market, especially since there is a lot of interest. Food got thought.

1.carpet. 2. Tile, maybe a nice laminate 3. Usually hardwoods are not a great choice for laundry area but if they are already there and lower entry home , just leave them. Look at what other Similar sold property's had as far as updates done and make yours a little nicer. Don't go overboard with an extensive rehab if the area/ home solds don't support it.

Totally agree with you Jay. Would love to be able to increase volume if enough good deals are available, but also looking into spec building/pop tops type deals.

Not sure about you but there is no doubt the market is improving here, homes prices are up somewhat, yet with that comes higher buy in prices and much less in way of foreclosures. Frankly it can be heard finding decent deals to flip. Not sure if anyone else is dealing with the same struggles and what kind of things you are doing to still make it work/stay profitable? Are you upping marketing to motivated sellers? Changing your criteria? Not doing as extensive a rehab?  We are looking at upping marketing and changing some of our rehab strategies. What are you doing??

I think it seems high since it doesn't include any materials and the kitchen looks so small . I agree with the poster above. Also will he be the one doing the labor? If the pics you saw were of his own work, I would wonder about the quality of the work the guy who he hires the job out to would do. Also sanding and finishing floors is a special skill, would not hire out to someone who doesn't specialize in it , talking from experience here.

Seems really low on the rehab budget, even doing a lot of the work yourself costs can really add up and start to eat into the small profit. How much is your time worth?

I would try to replace if in the budget, new windows make a house look fab, and depending on the extent of your rehab but if everything else is new and beautiful looking, having old windows will really detract from that.
