I would probably look into doing more flips to get extra cash to buy more rentals. Maybe for every 3-4 you flip you could buy a rental.

Finished product looks great, we employ a similar strategy in our flips to get them to sell for top dollar and sell immediately.

Hi Don, we are in Easton also. There is a group that meets at the Keller Williams office off of Emerick Blvd in Bethlehem township. They meet on the first Tuesday of every month 6:30-8pm or so. I think you can find them on meetup.com.

So for the first option of giving the note, do they own the property/on the deed ?or just have a right to foreclose through the note if something goes wrong?? Can someone explain what exactly the note is/does?

If you have lenders go into an LLC with you, are they equity partners? Or can you draft the operating agreement anyway you choose and still keep them as lenders getting a certain % on their money for however long?

In the northeast, 1940s is a younger house! I'd do your due diligence and have extra cushion in your budget for things like electrical problems that might pop up as you open walls. But I wouldn't shy away from it unless significant budget busters appear upon further inspection.
