Flippers: How are you adjusting to the changing market?

Not sure about you but there is no doubt the market is improving here, homes prices are up somewhat, yet with that comes higher buy in prices and much less in way of foreclosures. Frankly it can be heard finding decent deals to flip. Not sure if anyone else is dealing with the same struggles and what kind of things you are doing to still make it work/stay profitable? Are you upping marketing to motivated sellers? Changing your criteria? Not doing as extensive a rehab?  We are looking at upping marketing and changing some of our rehab strategies. What are you doing??
