I don't think I would do that unless they were a personal friend. There are other ways to find out what will give you the most bang for your buck- you can talk to realtors, check out comps and what finished they had, beds. baths, square footage- look at enough of them and you will start to get a good picture of what type of properties sell for more. I would say generally added square footage, added bedroom and updated kitchens and baths would give higher value.

I agree with a lot of the others here. Finding an agent who can help you with comps is critical to see what things are going for in the area as well as how they were finished through the pictures. I know Zillow and Red Fin won't have the pics a lot of times after it sells. It seems like you have a general knowledge of what things cost but actually talking to contractors and getting prices is going to be your best bet. I would first recommend going to local REIAs to try to meet realtors and contractors who are investor friendly. People here are usually willing to share info. and help out.

As the others have said, it couldn't hurt  at least inquiring about using a hard money lender and see what they are willing to do. Take action and you might be surprised with the result!

This is a hot market and I do not know the Philly market but I wouldn't do a deal where I have negative cashflow. Dig deeper for better deals.

I agree to keep looking, good deals are hard to find and when they present themselves it is best to jump on them as long as you have the funds to do both at same time.
