Massachusetts Costs VS Tenant Rights
Hi Everyone,
I'm finally getting ready to take the plunge and start investing in multi units. I've lived in Mass for most of my life and the values of properties have always been on the high side. I'm curious what people think about weighing out the costs versus the Tenant Rights of the state. I've seen and heard the nightmare stories of the Tenants who don't pay and stay in the property for super extended periods of time. I understand this can happen in any market but I know that MA is also over the top siding with Tenants as opposed to Owners.
The reason I ask this is that I'm trying to determine whether or not NH would be a better place to start.
Anyone have any thoughts or insight on this? Any input is appreciated.
Thank you,

Hi Joe, welcome to BP. Great place to learn!
My thought process on this is, higher risk higher reward. The cash flow is great in the state of MA.
Considering you are already asking these questions makes me think youll be fine. Most of the horror stories you hear, are from landlords who don't care about the laws. Yes, MA is very tenant friendly, but if you screen well and stick to your criteria you have nothing to worry about.
Treat the tenants with respect, and be disciplined to maintain the place the best you can. Stick to the lease, and don't be a pushover.
Youll do just fine! Good luck on your adventures.
