@jay hinrichs Thank you!  I got preapproved with Lending One, so now I just need a deal.  Oh, that a primary residence mortgage application could be so easy...

On a separate note, the other two said they would only lend business to business. I am just starting and am not ready to do a LLC or yet. Do you think it would be enough to go get a EIN to fulfill this kind of lending requirement? I wish I had thought to ask them.

Hi,

I know hard money lenders have different rates depending on experience, but I also know some won't lend to new investors at all.  Can anyone point me towards a hard money lender that will deal fairly with a first time investment buyer?  I am in Georgia.  Thanks

Hi, 

I'm working on my math skills and have a question for those that are experienced.  In Atlanta, are you able to achieve 2% rule deals, either in the city or OTP?  Or is that an unrealistic goal to achieve here?  If so, what percentage do you use to screen deals?  Thanks
