Hi guys, I am in Atlanta, have been  for over 20 years.  I am beginning to invest this year, but I am also interested in out-of-state properties if the numbers make sense.  I just finished David Greene's book which was very helpful.  If I can help any of you folks that are interested in the Atlanta market, please let me know.  Good luck!

Do you have an agent to represent you?  A qualified agent should be able to get more info on the property and how to proceed.  Good luck!

@Bob Okenwa, so does that mean you buy properties but don't sell them?   You don't have to have a license for this?  But you must be selling if friends and family are in the market.  I'm trying to understand what's going on.  

@Christopher Giannino, I'm interested to hear what kind of fees you have to pay monthly to be a part-time agent.  And how do you get hooked up with an agency that is willing to take you on as an agent on a part time basis.

Hi, Newb here, trying to understand things. How do you research a new market/suburb/neighborhood? I understand that in general I should be looking for trends in employment, what sector is driving the market, where the good schools are, where population is growing or shrinking, how a neighborhood is trending, crime rates, etc. But I need a process. What criteria do you make sure you've checked, and what websites do you use to check for each criteria? I understand that a RE agent or a property manager would be the best way to get this info, but I'd also like to learn to look things up myself. I'd appreciate any insight you have. Thanks in advance.

But you can't have failed yet if you haven't even bought a property, right?   Take heart, you have educated yourself and you are ready.   How will you feel when another three years have gone by and still no properties?  

Go find a deal and make it happen!

@Robbie A.   How's the flip finishing up?  I was just looking online recently in that area.
