Thank you, guys!  I saw the Tax Savvy book on BP, but wondered how much has changed with the new tax laws this year?  Is that book still relevant?  (Sorry to the authors for the question, I'm sure it's a fine book!)

Ashish, when you say "loss," maybe that is a tax word I don't understand. I'm hoping not to lose any money with real estate investing!

Hi,

I need to get a high-level understanding of how investing in RE is going to affect my tax situation.  Any suggestions for where to go for a primer, either online or books?  I currently do not have any W2 work, but my husband is 100% W2.  I'm looking primarily at buy and hold for now.  Thanks!

Follow up question: is the industry standard 12 months seasoning, with 6 month seasoning available but harder to find?  How would I find out which banks have 6 or 12 month seasoning requirements?

Hi all, 

I understand why you can't get traditional financing on a house that is in disrepair.  But let's say I use hard money to buy and rehab a property, with the intention of refinancing with traditional financing after a tenant is in place.  Is there a 6 month or 12 month seasoning requirement for this?  And if so, why?  To the bank I am refinancing with, I've just showed up with a property in excellent condition, so I am not sure why I would have to wait 6 months or 12 months to refi.  What am I missing?

How's your search going? I'm also looking to get into investing on the North side of town with possibly a duplex. Have you found any suburbs that look good for deals? I'm seeing a lot on MLS from Lawrenceville, but nothing so compelling to make me go over there to explore yet.
