I have a RE corporation set up already for but and hold, but want to start flipping. If I plan to do that in a state in which I do not have the LLC, will I need to get a LLC in that state to do business? Are there other considerations (besides paying taxes) when conducting business out of state? Thanks for answering these questions!

Hi, I'm looking at these companies and really not understanding the basic facets of the business model.  

Why is this a subscription service instead of set up as a one time fee?  

What services do they provide after setting up the website?  

Would I own the content of the website I build or even the domain if I use these services?  

Are they transferable if I decide to discontinue service?

Hey guys! How does a title search get competed so quickly if you close in a week?  Do you just need to know which title company to use?  

@Derrick, it is tough competing with cash buyers.  I sympathize.  One strategy might be to look at mls listing with long days on the market, or expired listings.  Good luck!

Hi, I just purchased a duplex in Hapeville.  I'm rehabbing one empty side now, and wonder if anyone has had experience in using an investment property as a crash pad for airline employees.  How do they work?  How do you find potential tenants?  Do you feel it was/is worth the extra effort?  Thanks

I am working with @Matt Wood and @Mike O'Connor, and they are excellent.  I am not sure they do Clayton County, though.

You are nicer than I am.  There's no way I would have paid for that unless there was obvious-to-the-layperson about what he was saying.  Good luck with this tenant.  Sounds like trouble!

I think we are all hunting for a first-time-investor duplex.  The nicer ones I have seen (in a lower price range, though) have been in Doraville/Norcross and Lawrenceville.  Other not so nice ones as described previously more in the heart of the city on the west side. But appreciation should be good if you can hang in there a few years.  There are also some in East Point and Hapeville area that seem in between, so check that out.  If you are looking in the $300k price range you should be able to find something pretty good.  It's just beating out the cash buyers that is a problem.  Be prepared to offer frequently if my very limited experience is any indication.  Good luck! 

Here's my question to add: is there an online map you can look at to see how properties are zoned?  How do you find these R5 Properties?
