You can look to see what a similar fridge is going for. We purchase from lowes and home depot for new appliances. They deliver free so there is no labor charge.

I am not sure it matters if the pet is spayed or neutered? I would just charge a pet fee and make sure the pet has its vaccines. 

We had a tenant pass in the apartment. Luckily, the daughter packed up the home and got everything out within a couple of weeks. I would ask an attorney just to make sure you are following the law, and try to find out who their emergency contact is. Good Luck!

I have used Propertyware, Appfolio and Buildium. They are all good companies but I like Appfolio the best. It is easy to use. The only thing I do not like is the owner statements. Owners find them hard to understand.

I would say to be strict on your tenant screenings. Make sure to check references, criminal background, and job history. If they have a drug background do not rent it to them. We have managed a few properties in the low income not so great neighborhoods but we make sure to double-check our tenant screenings. Also, have to be careful that you do not break fair housing laws.

Hi Jerry, I recommend interviewing a couple of property managers. Look at their company reviews. You will want to choose someone that is making sure they are taking care of your home. Good Luck! :)

Honestly, if he is fine with the apartment the way it is, I would wait until he moves out.

We post our listings on Zillow, Facebook marketplace and our company website. There are certain websites that do background checks. Mysmartmove.com and myrental.com. You can also use the Zillow application feature. I hope this helps!

Your insurance deductible is probably more than the repair. It is the tenants' responsibility to call the police. I would ask them for a police report and proceed with repairs. There really isn't much you can do otherwise. We have had tenants lock themselves out and broke into the unit but told us that someone broke in. 

You should not have a problem just sending in the writ of possession.
