Female Dog not spayed/neutered
I need your opinions about this. I have never owned a pet and this also my first time trying to rent to a tenants with pet.
I'm about to rent to a potential tenant who has a dog. After doing some research here and online i provided her with a list of documents/requirements she is to provide prior to day of signing. vet/clinic, license, vaccine and proof of spayed/neutered. She had five days to get back to me with all these information. On the fifth day, she came with how she had an emergency and if i can give her some more days. I did and gave her 4 more days.
Today i got text from her about how she re-read through my requirement and she had to inform me that her pet is not spayed, pet is a female and 6 years old.
To Landlords that allow pets, to dog owners should i take this as a red flag. I'm also open to opinions of renters with pets.

I'm a DVM by trade, so here is my take....
An un-spayed female dog is slightly more likely to do more damage to your property than a spayed female. They will have a "heat cycle" once or twice a year where they will have some bleeding. If an owner isn't good about dealing with that, you may have some carpet issues or other floor damage. That's about it for the actual pet...... they don't "mark" or have other issues that will damage the property at any higher rate than a spayed dog.
If she has puppies, the risk of property damage goes WAY up......
The biggest consideration I see is that whether their pet is "altered" or not is a rough gauge on how good of a pet owner they are....do they actually invest $$ in the health and well being of their pets or do they just do the bare minimum. Its a rough way to assess how they prioritize their pet and therefore how they will prioritize how that pet treats the property
It's by no means a hard fast rule....... I have some clients that are wonderful pet owners that don't alter their pet...... but overall I would say the majority that don't spay/neuter aren't what I would call "responsible" pet owners......
NO in-neutered cats.... they smell horrible and will piss on everything.....
Male dogs.....will piss on everything......
Female cats.....really no difference when it comes to property damage concerns
