@Ryan Janssen  Probates are very competitive, especially if you wait four months to send out mailers. After four months the executors have most likely been contacted by many other investors. But that doesn't necessarily mean that a deal can't be made. You will find that with probates patience and persistence are key.

@Jeremy Rotert  Before you get started you should verify if the decedent in fact owned property to begin with. Otherwise it's a waste of your time. Roughly 35% of probates don't have any real property involved. Once you get started you will generally want to contact the executors. You will find the vast majority of the executors are family members as well. Probates can be competitive. I wouldn't consider your list fresh if it dates back to July. As a result you can expect many of your competitors have already contacted the executors. Good Luck!
