@Marc Frage Everybody has given some solid advice. I would also add pursuing individual and mom and pop landlords currently going through the eviction process to the mix. Whatever you decide on good luck with your endeavors.

@Cesar Pineda  Code violation complaints are excellent in identifying distressed properties. You could check with you local code violation department to determine how to obtain and/or source a list. Good luck!

@Ashley Levy  I think you have a good strategy. Eviction leads aren't as competitive as other lead types and they do produce results. The main reason they aren't as competitive is because the lists aren't generally available in many areas. You might have to go to the courthouse and source the leads yourself, but I think it will pay off in the long run. Good luck!

In almost all areas code violations are issued at the city government level. Some of the larger cities will have the violations posted online. But you will most likely looking at sourcing the leads yourself versus finding an existing list to purchase.

Housing Code Violation Complaints – I source the basic info from city data sets and then use other Dallas databases to verify property types, assessed values, actual owner names and addresses, and can also verify these as off-market properties.

These leads reflect very fresh open cases provided to you in real time. These aren't to be confused with old aged data and are "live" leads meaning the events are happening now versus something that happened weeks or months ago.

I would seek advice from an attorney. I do know that in Tennessee affidavits of heirship can be used in some situations where there is no will, thus avoiding the probate process altogether.
