@Julie Walker. Is it a new Complete system new furnace new coil new condenser ? Or did they just change the outside unit Aka condenser and changed a piston on the inside ?? Just because you change the outside unit if the A coil is clogged or dirty it won’t let air pass over the coil and you will get reduced performance. I’m a licensed A/C tech their are a lot of reasons maybe the guy who sold you the system charged you for one price and gave you a smaller system I’ve seen it done. You will have to go out and take a picture of the label so I can see what size the units are. The label is on the unit outside. Also make sure the unit is clean the outside unit rejects the heat I know it’s new anybody been cutting grass lately ?? Got a furry dog ?? All these things and more can clog up your coil and the condenser won’t be able to reject the heat.

@Collin Cameron. Hey it happened to me as well got laid off like a week before closing. They will re verify before you close probably the day of. If you’re honest about it just don’t do it who knows how long it will take you to find a job be upfront and just be honest

@James Cox. I always make my tenants carry renters insurance and a lot of times when they move out I’ll file a claim on their insurance policy for any damage after they leave if their security deposit didn’t cover it

@Chris Allen I allow it but I also charge 200$ extra per head and that’s added to the monthly rent .

Be staying the night in one of my rentals when I go back to Saint Louis and I’ll keep my gun with me while I stay you never know I don’t go looking for trouble either

@JM Payne. I have a tax person property taxes are my issue just eating up cash flow for me tbh. But I’d be open if you have one that you can recommend that does this type of work.

@David Ballard. My first question.. You have visited Saint Louis correct and The Penrose neighborhood ?? You know that’s not a great area. You’re most likely never going to appreciate and not cash flow that well either after brand new construction ?? I mean it has been a few years since I been over in that area but when I did live in Saint Louis that area was terrible. Unless that area is gentrifying you’re in for a long and expensive ride..

Has anybody ever hired a lawyer to reduce their property tax burden ? St. Louis is jumping and I don't want to decrease my cash flow for property taxes. Anybody know a lawyer who does this for residential SFH ?

@Nicholas Kronick. If you’re paying cash and travel and live out of your van for most of the year buy a house in cash and rehab it but look for the best deal an depending on your market invest out of state that way you have no mortgage and cash flow and you’re set. You stay debt free and get cash and own a property.
