@Trellis Alexander. It probably has so many peoples names on the deed it isn't worth it. Especially when one person and really all the people aren't in agreement don't waste your time or money. I had one family member who I didn't get along with I was forced into the deal by parent and it didn't turn out great criminal and legal preceding so don't mess with it walk away. Go find you a small SFH or house hack a duplexor fha a multifamily. Take my word for it it ain't gonna work out been there done that. Hard head makes a soft butt take this free advice and run

@Cassandra Esperant Why not do both ? House hack get a duplex or small multi family live in one unit and rent the rest. It’s a proven method

@Joshua D. You can use the money how you see fit and people do it all the time to keep cash in there pocket. Slap a metal roof on your rentals and you’ll have no more repairs for your life expectancy unless The Storm Of The Century comes along. This is what I shall do when my roofs need to be replaced. No reason to pay your roofing guy over and beyond what it costs he may meet with the insurance people but overall don’t get sucked into thinking you owe him anything. So what’s best for you hire him for a fair and reasonable rate he probably sees it as his money because it isn’t coming out of your pocket. But if he doesn’t do the job for a reasonable price find someone else don’t pay Pita prices just because he makes things easy.

@Trellis Alexander I plan on buying single family homes until I reach about 4 of them then save up reserves and then take out a Heloc on of them to get my first duplex or four plex or maybe even a portfolio loan possibilities are endless just depends on how you want to get going. But don’t get a partner especially if it’s your first couple of deals work on yourself without other distractions. You don’t want your first property to be your last partners to me always hold you back

@Brett Sayers. IMHO never tell them you’re the landlord I tell them I’m the maintenance man you need to talk to the property manager. People who want to know if you’re the landlord have evictions on their record horrible credit they want to see if they can squeeze a deal even though they won’t be able to pay even if you give them a deal. I’ll say write down what you need and I’ll pass the message.

@John Collins 100k 20% down. Me personally I'd look into investing out of state that doesn't make sense to me at least to get a 500k property to make roughly 2500$ and have a mortgage and everything else. Idk about where you live but where I live people don't really rent 500k houses if they can do that they own them. Go into a different market and get like 3 four places with 20% down way better ROI

@Audrey Lotz. Simple answer NO!!! Someone is always gonna outwork somebody and then they want more with you just starting your portfolio and having limited resources don’t do it. I did it unwillingly and it ended very bad court everything I won but it was resources I didn’t and shouldn’t have had to use. Partner/Cousins mother thought it was worth way than what it actually was lol. Long story short they gave me 32k for a 20k house with a major foundation issue and a ton of other issues. Then got mad when they couldn’t sell it.
