@Noelle Pritchard Barkley. You don’t need a group or partner.. I’ll be upfront go to some Midwest state and buy already occupied fourplexes visit first of course you’re paying cash so you can close fast and probably get better deals than someone financing a property good luck.

@Vlibhu Arya. Don’t add your PM you control the insurance payout and who gets what money. You let you PM tell you how much the work will be and then you deal with it. I never name my property manager on my insurance.

@Michael Healy. Once a section 8 tenant gets an eviction on their record they are no longer eligible for sec 8 assistance and lose their housing voucher. So watch out for the backlash from that because one that tenant finds that out it will be your worst nightmare prepare to file an insurance claim as the tenant is probably going to or already has destroyed your place. When you evict her don’t even show your face at the property they can be desperate and furious.

@Alex Get I hit them with a late fee and an extra 20 a day until it’s paid only my A class property people actually pay it. My c class they are always pretty stressed and money is in short demand so they will do their best and give sometimes their last to pay on time because they know they will get evicted.

@Gary Wegmann you will spend more money in lawyer and court fees than you would just letting them go to their land. A judge is going to grant access to their land you’re fighting a losing battle. What harm is it doing you by allowing them to get to their land ??

@David London What kind of contract did you have with this GC ?

@David London They have worked for me in the past and for GC I don’t trust. If they don’t want to bid then it’s probably for the best because they know they were trying to screw you. If he can do that and sign a contract then he is on the up and up my GC is a long term friend of mine so I don’t need to worry about him playing around. But a GC is only as good as you can trust him if he doesn’t finish on time he doesn’t get paid and is losing money if he quits sue him and report him to the licensing board. My friend knows we’re friends but when it’s time for business it’s time for business. Don’t be scared a GC won’t even bid on your Reno find someone else. Because at the end of the day it’s YOUR MONEY!! It’s not his and if he doesn’t fit into your plan then he isn’t for you. Imagine this was a hard money loan ?? You’d be losing your property by now. @Tom Schneider Saint Louis is a very expansive place what is your idea of an ideal property ? What kind of demographic are you looking for ? What class property ? Your question is very broad

@Alessandro Cardito. You need to cut out the middleman and if they won’t give you a bid then they ain’t for you. Home Depot is easier but it’s way more expensive
