@Nandy B. 17,500 it was a house basically rent ready it also came with a lot and a decent sized one as well.

@David Abbate. Saint Louis is more than the perfect spot. Plus I’m sure he isn’t gonna live there it’s an investment and Saint Louis is a good place that’s where I do my investing at. Find you a nice four plex in Saint Louis.

@David Abbate 30k a year disposable is what i read. Maybe I misread but to me disposable means you have it set aside and ready for it to go.

@David London write into the contract if project isn’t completely finished by this day that the contractor will lose XXX every day past the completion date.

@Frank Patalano. My biggest issue is reliable honest and fair contractors. Honestly on my very first deal I felt like I got took advantage of by people and things were just high I’m cheap by nature so tbh even 500$ is too much lol.

@Henry Wolfe. I would guess depending on what you’re looking for but there are a lot of property managers in Saint Louis. RPM offices are everywhere and then you have the small local joes but I never had a problem finding a PM mine was a contractor until I found that but he is about the only contractor I’ve found.

@Andrew Neal put 20-25% down on a multi family.

@Gerardo Escutia. Get rid of them plenty of tenants and replacing an hvac system isn’t cheap unless you’re an hvac tech like me. If everything else is right nothing else you can do don’t bend over backwards to make a tenant happy. Especially when an ac tech said it’s fine.
