@Brandon Koser File the insurance claim and get it back rented that’s what insurance is for. If you have to alter a few things then do it. Don’t deplete your reserves use your insurance and just pay a slightly higher premium but I’ve heard that USAA is actually good and won’t increase especially if you haven’t made any claims with them so far or make frivolous claims. What do you pay insurance for anyway ?? Can’t be scared to use it. Either way you’re gonna pay I’d rather pay an extra 100-200 a month to insurance than 17k+ outta my personal pocket. Just makes sense to me. Might even get higher rent after the GC is done so it will offset and talk to section 8 normally they would fix the Damage the tenant caused won’t they ?

@Kellen Bailey. I would not think you could be sued for maintenance and things breaking you’re fixing them in a timely fashion and even giving them reduced rent. Tenants will complain but I wouldn’t be fixing and giving them reduced rent welcome to renting. Don’t keep giving them reduced rent every time something breaks for all you know I could be them causing it to break not on purpose but a hair clog in the bathtub they aren’t keeping clear leak!! You do it once they will expect it every time. If they do my tenants resources would run out long before mine do. Reserves is what we call it. If they are complaining so much if you are at a point you don’t need them then give them the happy clause if you are unhappy you can can leave and I’ll keep your security deposit I’m sure they will either leave or keep their mouth shut. Tenants are my children and my children behave. If they don’t they get the boot poor kids. I have one A class and one C class and I never hear them complain for the most part. Ya know kids 🤷🏽‍♂️🤷🏽‍♂️🤷🏽‍♂️

@Luis Medina. If you hadn't said anything or found you a private tenant and they still received their payment they wouldn't have been any wiser. You gotta be slick with HOA. It's kinda too late but I would just sell it dude an HOA is a pita seriously you can invest in another market with that money or stay there for another 6 months and then just rent it out without saying a word.

@Jillian R. Wiedenmayer just keep utilities in your name if they ask where you’re at which I doubt as long as they receive their payment just say you went on vacation and you were getting some work done while you were outta town

@Bastian Kneuse. I would count that as emergency because I do maintenance at an apartment complex and literally once the supply line breaks it’s a high pulsed jet and it literally will flood your entire place. Consider yourself lucky that 150 is all he charged

@Pam Holbrook Realtors are a dime a dozen especially when buying fire your realtor and call some feisty hungry newbie they’ll have that offer in 1hour tops I fired my realtor loved her to death but she wasn’t working out. Cute little thing though but couldn’t do what I needed so she had to go

@Jonathan Trimboli. Mac has been good to me for the little time I’ve had one I bought the whole family macs and I don’t have any maintenance or viruses it was non stop with windows so far so good. It’s much easier to do business especially looking up my PM accounting for my properties I’d recommended Mac and the battery life is amazing

@Kyle Falkenstein. Being a landlord is sometimes a cruel game especially in the beginning but it’s a business and you have to do what’s best for you!! Because when the roof needs replacing or her compressor on her condenser goes out you can’t call her and ask for 2k she will be like

You’re the landlord!! You need to fix it. Do what you need to do and handle your business don’t worry about that lady if she can afford it great if she can’t great move out.

I give back in other ways I use my personal money to take elderly people where I live shopping in my personal vehicle and I’ll buy there groceries or make homemade food well my girl does I don’t cook. That’s my good deed. When it’s business then game on!!

@Curtis Mears. If you don’t have a contract he is an at will employee. And since he doesn’t have a contract he can’t lien you out so he is just out
