@Barbara S. Evict him he is a problem flooding the ceiling of the other unit.. you didn’t evict him already ? You self manage ? I evict for less. Especially with my lower income tenants

@Narayanan Krishnamoorthy. My contractor isn’t accepting new clients as he got burned by someone on BP which is pitiful. My property manager I’ll PM you his number but he isn’t the best at picking up the phone just being upfront.

@Jonathan Valdes. If you’re house hacking then don’t do it. Sec 8 where I live are single mothers with kids aka as high maintenance. Or lazy soul less zombies and they will ALWAYS be there and they always have an issue don’t do it not if you’re living next door find a tenant that doesn’t need assistance and that will actually go to work

@Tim Swedberg. For me investing is a way to ensure or at least stabilize my future also it’s a way to fund things that I otherwise couldn’t afford unless I worked 50 hours a week at my job which is physical and after taxes doesn’t make a difference tbh. It also give me the ability to say F you to people I don’t care or work for or try to have me do more than they pay me for. Also vacations is a big part I’m planning on going to Siargao so another reason I invest that monthly cash flow really helps. People my age ask me why I don’t take crap off these employers and this is how.

@Eric Holm These are cockroaches hit them with above market rent or charge per head. Turn a negative into a positive get full market rent plus more that’s what my friend does normally he gets 850 but extra people move in it’s the hood LBVS he gets 1350 a month. These people don’t even complain they just pay regardless it amazes me but he tells me you won’t find a good tenant and they will keep doing this he just charges more

@Rebecca Shine. My thoughts put in a paid washer and dryer increase your bottom line and avoid the hassle. Make them pay you’re not breaking your lease terms and you’re making more money.

@Anthony Fecarotta. If it’s a triplex why not just evict ? Then put in an ozone machine and let it run

@Julie George. If at all possible never let a tenant willingly use your policy the right lawyer and the right tenant will treat!! To a decent payout. Let her medical insurance cover it something small can turn into something big when you think your just helping. You did nothing negligent and it was not your fault. This could be seen as you accepting fault and then it’s downhill for your insurance from there.
