@JD Martin. Only appliances I include are what’s in the kitchen I give my tenants the least amount possible to mess up not that they do but I don’t want to be responsible for maintaining and fixing it when it does break. I only include Fridge Stove in my C class properties. I don’t even put a microwave in unless it already had one installed. In my A class I include everything high end appliances stainless steel

@Elise Hazzard I’m also wondering if insurance will cover that as well. I was reading up on that last night as well

@Jessica Krueger. My motivation is to not need to go to work and to have financial freedom not be at a job where there is no stability I do hvac but the tenants are always complaining even though the complex where I work at has TONS AND HEAPS of Deferred maintenance then somehow it’s my problem. When I make enough to quit thats what I’m doing then going real estate full time

@Ronny Batarseh. You have to have money of your own and financing this is the key. If you don’t have any money get your money up first then start going. Any lender is gonna require 20% or more for a down payment on an investment property. Now if you already have a home take a Heloc out on it and go at it.

@Eric Roloson 2 weeks ?? I would be thinking to myself this guy must think I’m either stupid or he is crazy. Don’t go that low especially so soon. I would have some choice words with your realtor and just ignore any offer or really make you pay for it as in 140 for you since you want to waste my time then I’ll waste yours.

@Quentin Mitchell. I can tell you this I have a class in an A property that rents for 1100-1200 a month and I can’t keep tenants from calling me it stays occupied. I have another C class and it rents for 905 with a sec 8 tenant purchase price for the A 145k it does appreciate. Purchase price for C class 28,500$ and 10k in fixing it up so all in at 38,500$ so to me a C class is a better option for me it’s a much quicker process and cheaper as well and it cash flows better but I buy my properties in cash so i can acquire more in a C area for honestly a little less return. C areas are what I like eventually I’ll take a Heloc out when I reach my number of C classes and buy more C classes the next block over has C as well but for some reasons those houses rent for 1000$ don’t know why just do. Same sq ft and everything but who am I to question.

@Josh V. Oh God no.. I’d say 160 at best unless like people are saying it’s a high end finish. I guess it depends on what type of class property it is. But even in an A class property that’s outrageous I’d be on my way to finding a new property manager I watch every dime.

@Jermaine Chad Ingram. What are they going to say he isn’t renting to me he is discriminating against me. They don’t have a case I can choose from the large pool the best tenant and it wasn’t you that’s all I gotta say.

@Jermaine Chad Ingram. You don’t have to rent to sec 8 tenants buddy. It’s a choice. You didn’t choose them so what can they do ? People talk all they want but at the end of the day it’s my property and I choose who goes in and lives there always have always will. YOU especially need to choose wisely if you’re gonna be living next to them. I would never sec 8 a property that I was house hacking just my opinion but everyone’s opinion is different.
