@Wendy Brockman. I’m from Saint Louis I own property in soulard class A property to me and I own property in north county which is the rental market it will most likely never appreciate but rent is high for what you pay for a house Saint Louis has everything if you want class A properties in the city go Soulard Benton Park Tower Grove if you’re looking for upcoming I’d say Tower Grove East or Benton Park west and let’s not forget Cherokee as long as you’re on the main strip Cherokee is great you go back into the neighborhood I’m pretty sure you will get robbed that area has been trying to gentrify for years. It’s rally block by block but one place I can tell you for sure not to invest in is Dutchtown!! I’ve had quite a few encounters there..

@Ola Dantis. A lot of young investors or young minded investors don’t have the capital or a support system when SHTF they are over extended and already on the verge of losing it all I pay cash for my properties as my credit isn’t the best I should probably pay off my car loan which I’ll do as well as buy another property sometime next year then my credit should be good enough to get a Heloc that’s my goal for next year. I’ve also seen where they move too fast it’s not gonna just come to you but you have to go slow but steady

@Anita Parsa. Things will cost a lot more than what you budgeted and also contractors and randos you find are unreliable and shady and will steal if you let them. It’s a lot of downsides but way more upsides especially when you have a system

@Charlie Moore. If you have to ask the question find another tenant probably cost you more in repairs than you would make with all them kids. She doesn’t have to know just don’t return her calls or some creative way of just not renting to her. The wear and tear on that house is going to be tremendous !!!

@Ashley Clements. This is what people told me but they are miserable at their 9-5 so if they get fired they say oh man I gotta hurry up and find me another job. So if you’re relying on a 9-5 and don’t have anything else that bring income in then something is wrong. Don’t tell him about your money and one day just buy a property. When the money is flowing in nobody says a word trust me..

@Charlie Moore I have held onto a tenants security deposit the tenant moved out and kept paying rent for awhile they bought a house and guess they couldn’t afford rent and the mortgage so they stopped paying rent 14 months into a 24 month lease. Kept the security deposit and they also got a lien on their brand new house to say they weren’t happy is a understatement

@Leandro Zhao. I use property management and my own team of contractors amongst other people I also come once a year or every two years and inspect all units and see if people need to be evicted property Managment does a great job but I like to see my investments

@Jan Kerr i appreciate it but I’m too small to do that I’d lose basically most of my income. But I’m working on it going to take a Heloc on all my properties and go that route

@Jaden Adams. I wish I would’ve dropped out that 40k I spent to go to school could’ve been a duplex in a decent area back when I went I graduated in debt no decent job it was a waste of time for me tbh and honestly a waste of money. Drop out and save the headache and stress of a never ending debt you’re in 100k plus debt but your job starts you at 38-40k now you pay living expenses and more you’re already in debt it’s a spiral

@Josh D. Plenty of tenant who cares if she is the Payor evict both of them it’s not your just to play peace Keeper it’s your job to collect the rent if she leaves good. Find another tenant and bump the rent win win you get rid of her and the boyfriend. Peace of mind is more important than money because you know he is gonna be back in with her when she gets lonely and it’s almost Christmas please even if you do get him out he will be back and it’s the process all over again.
