Stephen Anderson thanks for your advice. I too think that finding buyers will be the easy part. I happen to work in an industry where I have direct interaction everyday with investors. So I can see what kind of money these guys/gals have. Christian Bors I listened to that podcast today, very informative but a little overload so I will definitely go back on listen again. Are there any other podcast on wholesaling you would recommend?
Hate to bump an old thread but found this interesting. I'm a new investor looking to start with wholesaling, what is your opinion on getting a loan to start with direct mail and such? Bryan L. My plan is to get $5k profit on deals and reinvest back into the business. Hopefully have the loan paid down in a few deals.

I am ready to take action and put an ad on Craigslist and eventually sending out direct mail to wholesale. However, I'm nervous that I won't know what to do when the seller calls. This is what I see happening: A seller calls me from my ad on Craigslist and wants to sell. I tell the seller that I want to come look at the property and make an offer. Do my research on the property/neighborhood. Figure out the ARV and then find the end buyer. Additional info: $5000 profit for me and selling to a flipper with a $20k minimum profit. Is the scenario correct? Did I make right moves in the correct order. I'm sure there are small details I'm missing but is the overall concept right? Thanks for the help

Awesome thanks Paul Spradling and Tiffany Hoffman Right now I am looking on Craigslist and the MLA for properties. Any other sources local to the area I can view online? On another note, California gets a bad rep sometimes regarding investing in real estate and having a career in real estate. From your experience, is the market really as bad as non-real estate people make it seem. *Also interested in getting real estate license*

Seeking to get real estate license in North Carolina and wanted opinions on best Pre-Licensing course in Greensboro /Triad area. Need a course that will be offered at night/weekends

Also in NC, you can't take this course online correct?

I'm not expert but I'm kind of in the same situation. I'm ready to get active in real estate and I believe I could get started but I know my little bit of savings isn't going to last forever and not sure when I will find work again. So in my situation, I went with the cheapest option and that is to read and educate myself on the industry. (I've been able to read so much since I am unemployed) I made this decison so when I do get a job I can already have a good understanding of what I want to do and can begin to save up for that first property. 

But to answer your question. I just finished reading Brandon Turner's book about investing with no or low money down (not exact title) and there are plenty of ways to invest creatively that may not require much money down. Wholesaling for example but with marketing could cost you some money. I think it's all up to you and your risk tolerance. Again I'm no expert but just my opinion.
