Hi I think this is my 3rd introduction on bigger pockets. But I’m back and more motivated. Kids came into the world and I let my real estate dreams pause. My former employee was rehired by the company and told me he was starting to learn about wholesaling which recharge my interest again. 

My strategy is to 95% wholesale and if the right deal comes along I may turn it into my first flip. My wholesaling strategy is to pull lists in my current city and do mainly sms messaging with a splash of cold calling. I am also going to virtual wholesale in Wisconsin as well with the same strategy. Probably using Propstream unless anyone has any other suggestions. 

Once I get comfortable with my lists I will set up a website and landing page and market my website for inbound leads. 

Goal: 3k contacts/mo (outbound) 

Goal: 10 contacts/mo (inbound) 

@Barbara Harrison Hi Barbara. The Triad is a great area for investing. The route from Newton shouldn’t affect the Triad. Greensboro will always be a great place for investing. People are moving here and we also have 5 colleges so many opportunities for rental income. I’m a local realtor. Let me know if I can help.

@Robby Hogle thanks for your suggestion. AirBnB is a good idea but not ideal for our situation. The only thing holding us back from selling is the future value of land. 10 years from now the university could end up buying the land and would hate to miss out on that opportunity.

My wife and I had a recent change to our income and will not be able to afford our mortgage in the next few months. Basically, we bought a renovated house and when it was assessed the next year the property value went up $40k and property taxes shot up on us (added master bed and bath). So we can’t afford it now and income isn’t changing anytime soon.

My question is what are my other options besides selling? The value of my home has increased about $20k in only two years. It’s a block away from million dollar homes and very sought out neighborhood. I could probably get 1500-1600 in rent from student housing. But only be banking about $200 after my mortgage payment.

As of now we’re thinking about selling and profiting about $25k-30k and renting for a while. Would like to keep house in some capacity. What do you guys think?

*Refinancing didn’t make much difference.

I have a couple of cash buyers looking to buy in Triad (Winston-Salem, Greensboro, High Point, Asheboro) area of North Carolina. They are looking to flip and sell with a minimum profit of $15k. Under $75k

I am looking for a partner for a great deal I came across today. The property is a historic neighborhood and listed at $160k. The property has a new roof and furnace and has been moderately updated. A house down the street sold for $274k and one is currently listed over $300k. 

I think $50-75k in upgrades should get this property in great condition. I have a few thousand dollars, I’m looking for a partner for a hard money loan. A cash investor would also be great. 

More details if needed.

David Seroy you are the real MVP. You answered everything I asked perfectly. I still need to do a little research but I feel comfortable now that I know how it generally works. However upset bids seems like a real bummer.

I’ve done research on foreclosures auctions in my county and still confused on how they work. I’m specifically looking for Guilford County/Triad/Triangle areas. My main questions are: 1. Can I do conventional financing? It’s seems that the answer is no but are there exceptions. 2. What about hard money? Seems to be the same as above. 3. So I win a bid, and I put down 5% earnest money. What next? Do I have time to gather funding or is it required at that time? Any help would he great, you don’t have to be an investor in those areas. Just thought each county has its own guidelines.
