Morehead Title, Investors Title, Fidelity Title, First American Title are a few we have used.  Your closing attorney should be able to set you up with one.  If your attorney can find an old policy they can save some money sometimes. -Via @JohnJobe from a posting I created a few weeks ago.

I have my plan set up for my first direct mail campaign and wanted to get your opinions/advice before putting into action. 

Target Criteria:

3br/2ba, absentee out of state, 60%-100% equity, XYZ zip code or county. ARV less than $150k

I plan on starting with yellow letters the first round and sending out 100-150 each month. Following up with postcards every 3 months. 

A few questions I need help with.

1. Is 100-150 too little too much for a mailing list?

2. I don't have a buyers list yet, a good deal should be easy to sell right? 

3. Podcast #37, the guest says that he think starting with rehabs will make being a wholesaler easier. Agree disagree?

4. How do you estimate rehab without seeing the house?

Hello, I am a new investor looking I get started in real estate. I've been reading and on bigger pockets for over a year and now looking to get my hand on experience. Long term and I'm looking at buy and hold but I want to get started with wholesaling. I am looking for an experienced investor who could show me a few things. I believe I can even save some of you guys money on some of your maintenance if you give me the chance to show you. I'll be attending my first REIA event Thursday. Hope to see some of you.

I am starting out and trying to practice analyzing deals. My only problem is how do I do this if I haven't been to bank and I haven't seen the house to estimate rehab. The deal o have now is a 5unit multi listed at $160k. Each unit rents at 395, with a cap rate of 11.7%. From these numbers it seems like a great deal, but what numbers am I missing. Help fill me in. Thanks
