I have an interested seller. Now what?!?
I am ready to take action and put an ad on Craigslist and eventually sending out direct mail to wholesale. However, I'm nervous that I won't know what to do when the seller calls.
This is what I see happening:
A seller calls me from my ad on Craigslist and wants to sell. I tell the seller that I want to come look at the property and make an offer. Do my research on the property/neighborhood. Figure out the ARV and then find the end buyer.
Additional info: $5000 profit for me and selling to a flipper with a $20k minimum profit.
Is the scenario correct? Did I make right moves in the correct order. I'm sure there are small details I'm missing but is the overall concept right?
