Welcome to BP. Just like @Colin Smith said I think buying a small multifamily would be a great start. If you find the right deal, the other tenant's rent could pay for most, maybe all, of your mortgage and expenses. Most importantly you will gain landlording experience. I haven't invested yet but this is what I plan on doing once the funds are available. 

Also listen to the podcasts, there a few shows that talk about house hacking specifically. I'm currently in NC, but born and raised in the Nashville area hopefully in a couple of years I'll be back and investing. Good luck.

Same here so much to learn. If you haven't already started, I would start listening to the podcasts. The way I started was by listening to the ones that had "newbie" or "first year" in the title and then as I get more comfortable I just put on shuffle and listen. Honestly though all of the podcasts are informational no matter what level investor (IMO). I haven't made any investments but quickly learning the industry.   Welcome!

I don't have the link but there is s blog written about wholesaling on BP somewhere. It really breaks it down and explains what it is. I'm just getting started myself and found it very helpful.

My problem is that I'm getting married next April. So it's difficult to talk to her about saving money for investing when we have a wedding to save for. My fiancé is very realistic while Im very optimistic. With that being said, if I come to her with a plan and excitement she will have my back on any decisions I make. She just wants to know that I'm committed. Which I think is pretty fair.

Any suggestions?

Victoria Winters thank you so much. I think that was the advice I was looking for. Right now my mind is jumping all over the place with everything I'm learning. So now I think the next step will be to get a mentor and channel the newly acquired knowledge into a plan.
