@Mitch Kennedy, absolutely. The attorney who runs WLB handles a large number of evictions and has a great understanding of what is required by the courts. I doubt that any of the BP attorneys have tested their leases in Milwaukee Eviction Court the way Tristan Pettit has.

@Michael Johnson, I concur with everyone above: Wi legal blank is the go to resource for that. Also, if you haven't already, I would encourage you to take the FREE landlording class that the City of Milwaukee offers. It's a great resource to ensure you understand some of the do's and don't's of Milwaukee Landlording.

I see a lot of OOS investors try to implement that strategy in Milwaukee and like @Marcus Auerbach pointed out, they look great on paper but CapX and unit turnover continually eats away at your profits. If you have that much cash already saved up, I think a wiser approach is to use those funds to invest in a more stable part of town. Better tenants, better property, better (shot at) appreciation. Even jumping up from a $50k SFR to a $75-100k SFR in Milwaukee makes a HUGE difference.

I highly recommend checking out the Brew City Facebook Group. They are an endless pool of Milwaukee resources.  For Property managers, it's going to greatly depend on your property type and location as different companies specialize in different areas. I'd recommend looking into CityWide Rentals, Nimius Property Management, and Performance Asset Management.
