Welcome Joe!  I'm an investor and licensed agent that works the Louisville, Ky market.  Plenty of good area's to invest in.  My advice would be to define your investing strategy and go from there.  If you have any specific questions, feel free to reach out.

I'm 30 min south of Louisville.  The Kentucky Vet Club page may be a good place to ask this.

Take a look at the Gatlinburg market.  Great potential for year round revenue for short term rentals.

Quote from @Jackson Mertes:

Hello! I'm starting my real estate business, and looking to outsource my lead generation

Don't do it when you are new.   The best lead generator is you?   Do you ever get those calls from VAs calling for insurance, car warranty, or any other product?   They have to be 10x worse than you.  If you feel you are too busy, outsource all the stuff that keeps you busy.

Only mail something if you are willing to call in front of it and behind it.  Just mail has super low return rate and now pretty expensive.

What are you busy doing if you are just starting?  #1 priority is generating business and that is done by YOU.   Probably need to do this yourself until you are doing 30-40 transactions a year, then you can hire an assistant and maybe 2 at some point.   Then a buyers agent.  I think ISA is probably a few hires down the road.

Bruce, you nailed it!  Exhaust ALL free lead generation streams before considering any paid lead sources.  The clients are there, we just have to find them.

Not sure if this is allowed, but if so I thought I'd share.  I had shirts made for advertising "I BUY HOUSES."  I've gotten plenty of leads off this grass roots marketing idea.  I've also given some out to my family and friends.  If someone asks them about the shirt, they give my contact info. I'm not taking orders, but gauging interest on BP.

The shirts are made in the US and I'll be recruiting the help of my 8 yr old daughter for processing, packaging, etc.

Estimated cost is $20 ea plus a few bucks for shipping.

Please respond with YES if interested.

Thanks!

Your next step should be determined by your next goal.  Have you defined that?

I'm interested in purchasing a riverfront home about 40 minutes outside of Louisville, KY as a primary residence.  It's been used as a vacation home previously.  The home is not in a flood zone, beautiful house, huge deck with it's own boat dock on the Ohio River.  The square footage is small (600ish), one bedroom, one bathroom.  Move in ready.  All furnishings stay.  I have talked to a local lender and haven't received a response yet.  He noted that there aren't really any comps around.  Property is listed for $60k (ish).

Any suggestions?
