Sounds like you're on the right track and received great feedback already. If you're going to invest out of area/state, pick a location you're familiar with or willing to become familiar with it.  Learn the "laws" of the new area, if you go that route.  Is it a landlord or tenant friendly state?  Any commom property issues in the area (for example, here in central Texas, foundation problems are considered normal)?  Lastly, you must have a good team!

I love the "low income" properties.  I look for properties that need light rehab, which can be hard to find.  I also seek properties on a good block, with good tenants who are taking care of their houses.  Don't over pay and don't over rehab.  Then screen for the best tenants.

I'm considering buying a condo here,  but looking for some real world feedback from owners.  My goal is to have a place to occasionally vacation and monthly cash flow.

I'm mapping out my plan to complete the education and testing to become a licensed agent.  I will be relocating to Louisville, Kentucky.

Who do you recommend completing my education requirements with?  Why?  How long does the course work normally take?  (I understand it will vary)  I will be completing online.  Thanks.

I had a unit completely replaced 2 yrs ago for about $4k.  It was a name brand unit and the guys that did the install were great.  I've had no issues.  My recommendation is to check the company out through reviews or anyone else that's done business with them.  Also, compare warranties between the companies.  I would also ask the company why they are priced so hi/low compared to others, just to see what they have to say.  @Jill Rossi
