Go on craigslist, housing for rent section.  Find every listing that looks like its "owner managed" (implied:  it's a place and area you're interested in).  Contact the owner and ask if they want to sell.

Have you considered purchasing a duplex?  You can have the best of both worlds going this route.....owner occupant loan while making a buck and gaining experience.

Wecome Manny.  If you're don't have a good eye for determining the condition of property, I recommend an inspection.  If you miss something, it could be costly.  Go take a look and make sure you're still interested after seeing in person.  If you want to make an offer, submit one contingent on a satisfactory home inspection.  Then schedule with an inspector.  Hope this helps.

You are correct, primary source of income will come from the agent side until I've acquired enough investment properties.  

I've talk with a few brokers and believe I found one that I like.  As you mentioned, they offer a lot of new agent training up front with a lower compensation initially.  Thanks for the feedback.

If you're not handy and don't want to fool with managing contractors, I'd definitely recommend starting with something that's rent ready or close to it.  Finding good contractors is a struggle alone.  Just make sure the numbers work for you, don't overpay..

Uber sounds like a great way to learn a lot more about your area (neighborhoods, developments, etc) and network to potential clients, while earning some dough.  I like it.

I didn't pay much attention to the specifics because I don't know what a good deal looks like in your area.  One number that jumped out at me was a 6% management fee.  Make sure that's accurate.  I rarely see below 10% unless you have lots of properties being managed by the same company/person.

At the end of the day, you have to determine what a good deal is for you based on your investment goals..........cash flow, equity, etc.  Determine what numbers work for you and submit an offer.  Hope it works out for you!
