Hey all were having another meetup the third Thursday in June. The date is Thursday, June 24th from 6pm-8pm. Its been great to see all of you on a regular basis and hear what everyone is trying to accomplish. Looking forward to seeing you all

Hey guys I know this is late notice so I apologize in advance! We are having a meetup next Thursday May 20th at Out of Bounds brewery in Folsom again. It’ll be from 6-8 and we will probably gather near the fire pit again.

For those of you who can’t make it due to short notice I will try and schedule the next one further out to give everyone time to plan!

Hey guys and gals! Its been a while since we've been able to have a meetup but things are finally starting to open back up. We will be having another meetup Thursday April 22nd from 6pm-8pm. We will be meeting at the Folsom out of bounds brewery. When you come in we will be in the back left near the bocce ball court. 

This is a casual meetup where we share a drink and food and talk everything real estate!

Really you can search for a duplex anywhere you'd like to live! also a triplex, or quadplex as you can put 3.5% down on all of these as a primary residence

Hey Daniel,


I had organized a few meetups and we had a decent turn out despite covid. I'd like to keep doing them in person as I enjoy talking REI over a beer and in a casual setting. I think doing a zoom meeting or virtual meeting is a good idea, however I'm not very familiar with the software. The few times I have used it, it seemed sort scrambled and hard to network and talk with different people as it ends up everyone talking over one another. I think if the virtual meetings were more structured it could work though, and I'm definitely down to hop on one if you get it going. In the meantime ill search for other venues in the area and keep my fingers crossed that we'll be able to meet up in restaurants again soon.

Hey Jason, good to meet you! We live in Folsom CA and bought a duplex for our first property, which we house hacked. If you're looking to purchase an investment property in the area with low money down this can be a good way to start. Good luck! 

@Joe Bertolino So Joe with this information are you changing your investment strategy in any way? 

@Jason Gettler way to get creative with the ADU! My fiend just got done doing exactly this and it's worked out great for him. (We live in northern CA) I think it's a great strategy, just remember that the "cash flow" your talking about isn't entirely accurate because you haven't accounted for expenses, vacancies, and capital expenditures. Your cap x and vacancies will probably be low but I would still put some money aside for those. Get on the calculators here on BP and punch your numbers in and it will have a spot for expenses etc. This will give you a more accurate look at cash flow. Either way, even with putting money aside for expenses it still looks like a good deal. Good luck!
