Hey all! November is a busy month for my wife and I and I'm sure its a busy one for you all too. However we still wanted to try and make a meetup happen. We've got November 19th marked on the calendar for this months meetup. Hope everyone is doing good and I look forward to seeing everyone again. 

The meetup will be at out of bounds brewery in Folsom CA from 6pm-8pm, Thursday November 19th. I know some people had requested we meet Friday's so hopefully in the future we can try that as well.

In the course they are big advocates of finding the nicest, most manicured home and lot, and approaching those tenants to see if they would be interested in managing. Typically you would offer free lot rent and maybe even a few hundred dollars extra per month depending on how many duties you need the manager to carry out. 

As far as the price per pad for management I’m not too sure about that. Are you looking to hire a professional management company?

@Simcha Davidman I think you could get all the info you need from the home study course, at least enough to get started. It’s nice to be able to ask questions, but you can always take the in-person class later after you’ve purchased a park. Frank is also fairly available, as well as his staff, so I’m sure if you needed any clarification on course content they could clear it up for you.

My wife and I took the course just before Covid hit and and the info has been very useful in evaluating parks etc.

I should have added that we are seriously considering moving if the state is going to continue down the path it’s on. Its too bad though, because the state itself is gorgeous

@Jackson Andrews I’ll preface this by saying my wife and I live in Sacramento CA. Some people here have talked about the census data but it lags as they’ve pointed out. I haven’t done any research regarding how many people are leaving CA and really I’m not sure if we have a way of knowing just yet. I can say that in the past 9 months I personally know over 10 people who have left CA. I work in the trades though, apprentice lineman, and we’re lucky in that we can go anywhere for work. That being said many people that leave are taking a $20 an hour pay cut and still making more when you factor in everything. If they aren’t making more they are at least breaking even and to them it’s worth it.

I do know that people are paying an arm and a leg for a UHAUL. So much so that it’s cheaper to fly to Vegas, drive back to ca, and then drive to your final destination. To me that is a sign of something!
