Hey everyone, 

Hope you guys are all doing good and still making progress on your goals despite all the craziness going on in the world! I wanted to apologize for taking so long to organize another event.. I was hopeful that if we waited long enough to meet that restaurants would be open indoors again and we would be able to hold the event in a banquet room. With the fires I didn't think it'd be a good idea to meet outdoors due to smoke, but still, all of these are just excuses. That being said we are going to put another meetup on the books! We can only have 10 per table at Out of Bounds brewery in Folsom so we may be split between tables. It would be helpful if everyone who is going could RSVP so that we can reserve the correct amount of tables. I think that this meetup will be pretty loose too in terms of structure since we cant all be at the same table. Still I think its beneficial to meet with like minded people and share tips and tricks and hear about everyone's journey. Again as the meetings progress and become more regular I still think it would be cool to have some accountability built in and share our goals with each other. 

Hope to see you all there, share a beer, and talk REI!

@Jack Orthman do you own multi family, sfh, or a mix?

@Nathan G. I like that you put in the lease that rent will be raised annually. It takes the surprise

out of it and pre conditions your tenants

@Bryan Noth I really liked your break down there. It takes the emotion out of whether or not you should raise rents on your tenants and instead turns it into an applicable formula.

When you refer to tenant placement are you talking about advertising?

@Daniel Smithson I love your idea of bringing the owners a list of banks that declined to finance the park. The owners, especially since they inherited it, might not be well versed in real estate or MHP’s and may not understand that financing can be difficult to come by.

I know of a company that does offer smaller loans. I haven’t used them but I got their number from another member on here. Shoot me a pm and I’ll give you their contact info.

@Anish Tolia I don’t think anyone with a net worth of over $30 mil is incredibly stupid.. but there are a lot of people out there

Hey BP, 

I was listening to a recent BP podcast (episode 394) where they interviewed Elliot and Chrissy Smith. During the interview they talked about how its a good idea to have another job or business aside from your REI business but, that's related to REI. I guess I always thought that once I had a certain amount of rentals, that would essentially be the job. While this is certainly achievable and you could focus solely your rental portfolio, I started thinking about what jobs there were in the real estate space, aside from managing your rentals. I'm curious, what jobs do you do, or know of, that someone could do in real estate?
