Hey Paul,

If you didn't purchase the tri plex where would you live? If you can offset your mortgage with the rental income then you most likely will be saving yourself money. If its a location you want to live in and your able to do so cheaper than if you rented or bought a condo than this is a win win. Plus you're getting an asset, so long as the numbers are right, and setting yourself up for the future. I know a lot of people are talking about large numbers moving from these urban areas but I don't foresee landlords having issues renting their places out.. there are always going to be people that want to live in that kind of environment and as some people move out of the city I think others will move in. Also CO seems to be one of the places people are heading to from CA and other cities. Good luck!

 Don't buy to break even, and don't buy for appreciation. Appreciation is nice but it is not something you can guarantee. If your numbers aren't working in the areas your looking at then perhaps you should try another market or figure out a way to find an off market deal so that the numbers look better.

@Alexander Szikla where does the 5% come from? I mean where have you seen this or where is the math on it? I agree with your point, just curious to see math on the numbers

@JD Martin great reply. We’re currently house hacking and talk about moving in the next year or so. I do find that we justify an increase in our mortgage in exchange for a bigger house.. which is why I love your idea of not attaching a home or anything in particular and asking yourself how much of an increase in expenses would make you uncomfortable. Thanks for that! Great advice

We didn’t end up meeting up this month due to out of bounds shutting down for an emergency. I guess something happened that caused the parking lot etc to flood.

Hey guys, thanks to @Jon Catterson and Delia I just found out that Out Of Bounds is closing right now due to an emergency sewer problem. We’re going to be postponing the meetup for now and will reschedule for next month. I’m sorry for the inconvenience to anyone. We’re bummed out too

Just an update, I know some places have closed back down and also some people may not feel safe gathering, I completely understand. Out of Bounds is still open and we will be meeting outside in their back patio. We’ll meet over toward the bocci ball courts if possible. As you walk into the back area it’s to your left.
