I'm under contract for a forclosure flip in Santa FE NM.

I'm pretty active in Albuquerque, we own 75 units there.
I can tell you that there is high demand for rentals at the moment, and investors are buying rentals, especially apartments at high valuations.

I like the area around Nob Hill, NE heights and uptown. But it's a big city with many different neighborhoods so finding a knowledgeable local person is important.

We have gotten multiple loans over the last 6 months. Good credit, a history with the bank and operating history helps.

Properties are divided into A,B,C & D classes (A=high quality, new construction, D=old very poor quality..)
Areas are also divided into A,B,C & D. (A=safe new neighborhoods, D=warzone)
The best avenue for value add investors are B and C properties in B and C neighborhoods.

It depends on what kind of investor you are. If you don't mind the challenges in the class D areas, then go for it.

I'd rather invest in C+ or B areas now.

Albuquerque and Santa Fe are very different markets. It's very hard to find cash flowing properties in Santa Fe, whereas Abq has plenty of multifamily that can cashflow. Of course, be careful about the area and don't overpay.

We have 76 units in Abq, so let me know if I can help with any questions.

I've had a couple. They can cashflow at the right purchase price and good management.

@George Vigil you may be better of doing hard money loans through your SDIRA. That way you don't have UBIT taxes.
If you go the property route, the UBIT will most likely be less than what you gain from leverage.
If you have 1099 income, you can open a Solo 401k, which is not subject to UBIT taxes.
