@George Vigil you may be better of doing hard money loans through your SDIRA. That way you don't have UBIT taxes.
If you go the property route, the UBIT will most likely be less than what you gain from leverage.
If you have 1099 income, you can open a Solo 401k, which is not subject to UBIT taxes.

I'm also seeing a tremendous demand for apartments at the moment. My PM has half the normal number of vacancies at the moment.

@Bobby Larsen I own 76 units in Albuquerque and I'm pretty familiar with the market. We are actively looking for 100-200 unit deals, and since I live in Santa Fe, NM its any easy drive for me.
I had a lengthy discussion with my PM yesterday, and they are filling units very quickly. There's a high demand for rentals at the moment. However the demand is not resulting in too much rent pressure at the moment.

@Carlos Licon great way to get started in the multifamily investing business. Just be careful about the area that you invest in. As you probably know, there are some challenging parts of the city with a lot of smaller multifamily.

Great to see another investor in Albuquerque!

Have you checked on Craigslist for what rooms are renting for? The challenge you have is that rent is cheap. I have 1 bedroom apartments in Nob Hill that rent for ~$600.

As @Khoi Le said, maybe a small MF would work better.

Welcome to BP.
Albuquerque is a strong rental market, with rents that have gone up over the last several years.
Farmington is more challenging, but still pretty strong.
I don't know much about Gallup.
