Hi Zach,

Welcome to BP. It's a great community you have joined. 
For a new investor the rehab cost can make or break a deal, so you do want to get professional assistance for estimating these costs. The contractor may do it for free if you plan on using them for the rehab. Or you can get a professional inspection done, and then ask for repair bids to the major items.
You should always get an inspection until you have some experience.

@Kevin Hernandez i'm an active multi-family investor in Albuquerque. You could consider a small multi-family deal, like a 3 or 4 unit property. Buy it on an FHA loan, live in one unit and rent the other units out. That will more than cover your mortgage, and it would be easy to manage if you live there. Just be careful about the area.

Nice to meet you @Natalie D.. I have had luck working with WaFd Bank for my multi family properties. They may be able to do what you are looking for. Rates are pretty good now.

@Alex Whittow I'm the host of the Durango multifamily meetup, which I saw you signed up for. I own a lot of rentals, but none in Durango. It's not the best place for cash-flow. I'm busy this month, but I'll see you on Dec 30!

I own about 70 units in Albuquerque. It does make sense to invest in ABQ, but you need to be careful about the area. I had a couple of deals in a less desirable area which I'm selling. However, my deal in Nob Hill is doing really well.
