I would suggest to you if you want to get started as an agent that wants to work with investors is to get some time in investing yourself before another investor will trust your opinions as an agent. I love Grand Prairie and Irving! I am in Arlington (right next to them) and rentals do very well and properties are good bang for buck. I would love to help you out, I will message you. 

If your goals are to build a rental portfolio I would keep the property. You can always access the equity with HELOC if you need the funds. Check with your HOA about renting in your association. Maybe you consider doing a MTR or STR for higher cash flow? If you need help renting it/selling it, I would be happy to help provide some further info on current market financials.
