Long term rentals are tough but maybe you could try looking into STR. I do STR in Arlington and make 2x what I would have made as a regular rental.

I self manage my properties, and I think you can have great success by placing the right tenants in the property. If you want to spend 10% A MONTH on property management fees then yes, hire one. But i think that self managing is very simple and since your property is only 3 years old you are likely to have very little issues with the home. I always encourage people to self manage, there is a great book by Brandon Turner and his wife about managing rental properties. A realtor, like myself, can help you place a tenant with a texas lease and then you can take charge from there. You can collect rents electronically, and stop in at the property once a year or however often you feel comfortable as long as its agreed upon in the lease agreement.

I have a MTR/STR in Arlington, we have hospitals nearby for travel nurses and plenty of tourism that brings people to the area.

I have been self managing for years now, and I started out creating my own leases- I wasn't a realtor at the time. You really want to be confident about who you place in the property, I would rather wait for the right tenant than placing a bad one. You can post on Zillow yourself and you will have to show it or you can hire a realtor and they will show the property for you as well as do further marketing. The agent will also provide a solid TEXAS lease that will hold up in court.

I would try to get more units if it were me, however if a deal is desirable and its a duplex I would run with that. I would say you can just put down 20% and there are even programs that are doing 5% down on multifamily.

I know that FRISCO is booming so I would say that it holds the most potential out of the cities you mentioned.
