@Brian Bisdorf I completely understand the frustration. My advice to you is network, network, network! @Carlton B. has the right idea.

Also, consider doing your own marketing! You'd be surprised how successful you can be when you cut out all of the competition!

Hi Michael! I love that you jumped in feet first! My advice would be to frequent REIA meetings in your area. They provide a great source of other professionals (such as realtors, investors, builders, inspectors, etc) to speak with. You'll no doubt find someone that can introduce you to the perfect person to help you. Hope this helps!

I have had a lot of success renting out my properties as medium term furnished rentals. I market to traveling professionals - mostly traveling nurses. I have found that furnished rentals are oftentimes marketed for up to 3 times the typical monthly rent. I undercut that to keep them rented out, and I profit quite well! It also helps to cater to your audience! For instance, if you plan on renting to traveling nurses, add to your home what traveling nurses will want!

Regarding your home warranty, READ IT!!!! There are so many warranties that are not read by new home owners, and a lot of them are intentionally vague. Also check to see if the company still exists. You'd be surprised by how many companies have gone out of business!

I am buying a multifamily in Texas and have been given the TAR leases from the current property manager. I will not be using the property manager going forward. What do y'all think if I use the information on the TAR lease and create my own version? Too risky for copyright infringement? Would it still hold up in court (as long as I keep the laws intact on new lease)? Thanks in advance

Hi, I am looking to purchase a home in Taylor, Mi and rent out the rooms aka house hack. Does anyone know if this is permitted in the city of Taylor? It seems as though they are strict on their rental occupancy guidelines but I haven’t read anything about unrelated persons in the home. thanks in advance.
