Rehab costs dallas tx

Hello everyone, i have a few questions regarding rehab costs for a full renovation

particularly a 3 bed 2 bath home 

house is gutted No windows 

no ac 

needs new roof 

south Dallas

I know it varies on  location property size ect.

but what is the average cost you seasoned investors pay per sqft

what is the average price for a roof ? 

ac ? 

wiring ? 

restrooms kitchen ect?

just trying to narrow down costs for when I estimate costs 

currently waiting on the book on estimating rehab costs to arrive

Juan, You should really read some articles and topics online about Estimating, there are some even here on BP!  Most are happy to help where/when possible, but you have to know SOMETHING about SOME topics! :P
