I had a carry permit in baltimore city. I let it go. You should not carry a gun which is something i learned quickly. Why?? 1. Only good as a reaction to something that has already happened, at which point your done. Best case is that they never know, worst is they take it and use it on you. Are u going in a questionable house gun drawn? carrying a gun is good as a deterent for those that know u carry, and thats it. Then what if you use it?? Ready for the legal consequences??? ...best way to avoid problems is to know how to avoid them. Know where u are, go with others, know your surroundings, dont put yourself in  vulnerble situation.

I live off of this. Good mgmt is key. Cant be outsourced to anyone that isnt accustomed to dealing with it. I manage my own portfolio in baltimore, and have trained everyone i deal with. return is strong for those that arent weak. 

Role the dice and change the locks. They can always call you to be let back in. (Which you will need to do) Meanwhile, clean up the nonsense (dont move anything worth anything until 2 weeks passes) and move on. 

Supposed to be hard wired, one per floor. But Instead of trusting us, call baltimore housing and find out. As far as brand? They are all equally overpriced. 

And that was just the purchase.... Your fun

no written lease equals assumed month to month lease per city law. 

depends on How the lease is structured.

Where is the rental located? Street/zipcode?....the rental world, i promise, is a completely different animal than flipping. You sell and your done the flip. The rental world , particularly in baltimore city, is a constant battle. Prepare yourself by making friends with those accustomed to it.

Dont you have a signed lease? That has names of tenants. as far as collections, if the tenants claim those people arent actually them at a hearing, they could be successful. Assuming they dont fear perjury. Finding them post eviction also difficult

Expect to have collateral in the form of cash, income...and of course the house itself. youre not borrowing everything you need either.
