Simple request: who would YOU use in Birmingham AL to find and help purchase investor cash flow properties? Not mansion country club, but rental homes to blue collar workers (B/C CLASS HOMES)?

How about local banks or funders for same? I'm running into issues with minimum $50k or $100k loans from bigger banks.

Looking for RECOMMENDATIONS from investors that have already been in THIS market and seen the good/bad ones.

@Avery Carl my wife and I literally just finished listening to your episode on BP. Congrats on your growth and much continued success!

I am studying now and researching what I'm embarrassed to say I'd never heard of: 10% down funding on vacation homes.

As an aside, I'm not entirely sure I understand your definition of "real vacation rental areas"? As I understand it, you're referring to places that historically have had a long standing home rental market that predates Airbnb or VRBO?

@Stephen Shigematsu that sounds like a great plan, might I suggest that you look at some of the Airbnb listings in the JT area and see if you can't mimic some of the highlights?

I'm looking at the city proper myself for similar ideas and there's a lot to learn, as in every zip code.

You might want to speak to a local realtor with experience in the short term rental market, obvious though I know that advice is.

@Jay Clegg, I'm also in your neck of the woods. Where are you seeing BP listings locally, I'm mostly finding non BP related groups in Bay area that are looking for Bay area investment or flips.

I live in northern California but have zero interest in investing up here?

@Joseph Ryan, those are very concise, excellent points you raise. I particularly like how you have centered on a particular area, I like your small apartment niche and that you reference one of my personal go to guys in the arena, David Greene.

I think many Californians think Texas is just a giant ATM from the growth potential and landlord market. My baby steps with turnkey showcase all the good and bad options that can arise with such a hands off approach.
