@Alex Corral, what would you hypothetically do if ten REALLY smart people suggested one course of action, but then ten other REALLY smart people suggested the opposite?

I think REI is sometimes like this. As in any venture, the answer is: look it up yourself and make the best choice for YOU.

Personally I really LIKE the idea of a resurgent southern city that has great history and steady cash flow. But the numbers just don't support Memphis or Nashville TO ME. People aren't moving there, and that's just MY PREFERENCE on investing. STEADY+ GROWTH

@Eric Sender, ask yourself this: how long can you defer building that team you ultimately want?

Does TK at first actually help you acquire those contacts, or just defer the hard decision until later?

I might suggest going with a good TK deal, but then IMMEDIATELY start making those calls and keeping a list of the people who will ultimately make it into your Dream Team. 

I can't think of any way other than to Just Do It!

@Daniel Pichardo As far as TK companies go, I'm liking Rental Retirement and Marshall Reddick the most thus far. 

You can't check your brains at the door, though. I think their offerings still deserve usual scrutiny, but at this point in particular I'm personally gravitating more towards one. PM me if you'd like, if you decide that is an avenue you're considering. Just from an interaction and fee standpoint as a customer. I'm not beholden to either group in ANY way. I'm a potential consumer of services, just like you.

@Daniel Pichardo, I think you have some good leads here, and I'd agree with @Brian Adzadi that you should realistically get the hell out of NYC for investment purposes, at least at the scale that you're likely to start at. I'm in California, and it mirrors the NYC market in many ways.

I like in particular the concrete, stategic steps that @Sam Alomari and @Steve Kontos suggest. Talk to people more experienced than you, who have also examined this issue and see if they have anything to offer. Having a local guy help bounce ideas off can be priceless.

I'd really have to agree with Lauren Messenger here: take a deep breath and relax. When most people get five extra grand they plan the hell out of it's use, but when the number multiplies they suddenly get grand and lavish.

Be conservative. You have time to choose wisely.

Kim, I applaud you and your partner going through the hard numbers objectively, not just taking an opinion poll.

I'd have to agree with Thomas and Jim: have her parents sell. It sounds like although they hold controlling interest in this property, they are allowing your partner some input into decision, perhaps based on her real estate knowledge?

If that is the case, they might be willing to go in with her/you to take that sales profit and use towards other cash flowing property as a partnership. 

Good luck either way, sorry to hear about the loss of family near the holidays :(

I'll just parrot Kiyosaki here, because I think a lot of us newer folks have similar concerns:

1. Risky investments are made less risky by applied knowledge

2. There is no risk free investment, RE or otherwise

3. JUST DO IT (but maybe start smaller and learn)

4. Deal with people who have done this before

5. Don't listen to anybody who hasn't done what you want to do
