@Vincent Smith Are you finding FL to be a fruitful source of land deals thus far? I've tried GA and SC tax delinquent lists, and out of staters.  Two things I note: the land leads I have gotten are either absolute junk, have numerous liens on them, or the owners want close to market value.  But I like the idea of reaching out just before the tax auction occurs.

@David Fernandez Just curious...are condo prices continuing to soften in South FL according to reports I've seen? I wonder if better deals might be available down the road a bit, assuming we hit an inevitable "soft patch" in the economy.

Interestingly...the address listed on his website is 8607 Hispanola Drive, NOT 8507.  On Google Earth, 8607 Hispanola Dr appears to be a house in a residential neighborhood.  8507 does appear to be only a vacant parcel.

Nice area...that's one place I would *love* to find a good property deal to buy and hold vacation rental as well, especially along the 30A stretch.  

Ouch...another painful lesson in mixing family and business.  I've been there before, to the tune of a $10,000 "loan" to an in law for a small business that ended up turning into a gift after just four payments.  But with this being your parents...talk about a rock and a hard place.  Sorry you had to experience this... 

@Account Closed Deals can be found on the MLS, but keep in mind that it is but *one* way to search for properties. You might look closely at listings with high DOM, as well as working with an agent on expired listings. But always evaluate your market and run your numbers to be sure the property makes sense.

Othe ways to find deals?

1) For Sale By Owner (either from FSBO websites or signs in yards)

2) HUD/Bank/Fannie REOs

3) Direct Mailing

4) "Driving for Dollars" (e.g. Grass growing in yard with no apparent occupant, etc)

5) Talk with landlords to see if any are looking to sell. 

6) "Pocket" listings through an agent

7) Auctions, although not recommended for a REI neophyte
