James...Nice, thorough analysis and thesis for investing in the northern metro area of Atlanta.  I've been hearing so much recently from other sources/opinions that the best opportunities in Atlanta were now "past", that I hadn't thought about the tremendous growth in the northern suburbs.  Kind of reminds me of the tremendous growth we have seen down here in Columbia County close to Augusta where I currently invest (albeit on a smaller scale).

Erica, do you have some *specific* goals in mind? If you are intent on more real estate, using the cash flow to build up cash reserves to deploy on future properties is certainly a workable option.  There are some online money market accounts that pay at or a little better than 1% if you wish to keep risk lower and maintain high liquidity.  If you simply want to choose other investment or passive income approaches, then P2P lending, dividend stocks/mutual funds, carefully selected growth stocks, etc can provide that.  

Ultimately it depends on what you want to do with that money.

Very interesting assessment of buy and hold potential in the Greenville/Simpsonville area.  Chris C...do you have recommendations for investor friendly agents in the area?  I've got family in Simpsonville, so this would give a great reason to visit again... :-)

Unfortunately, large, bureaucratic government entities are part of our continued existence. This type of unmeritorious harassment from HUD based on speculation of discrimination from an "aggrieved" tenant, especially if they are one of the protected classes, is like oxygen to HUD. This reminds me of the situation in the pharma and biotech world. OIG and FDA are ultra-sensitive to the *perception* of wrongdoing with companies, and many big fines have been paid to avoid full blown court actions (which could have dire financial consequences). One group of pharma/biotech consultants reported that for every $1 the government spent investigating pharma companies, the return was close to $7. This is not to say some companies haven't done things which have shined a spotlight on the industry as a whole, but the pendulum swing has been profound.

Very lucrative indeed....

Hey Folks,

     It's a pleasure to meet the BP Community! Frequent lurker on the BP forums and blogs, as well as having listened to almost half of the podcasts.  Great information for sure, and have gained considerable insights into optimizing RE investment strategies.

     I'm new to the Buy-and-Hold strategy, and currently own two townhouses (rented to tenants) in Columbia County in the Augusta, GA area.  The rental market here continues to run along fairly strongly, with military, healthcare, and industrial employment being primary economic drivers.

     Looking forward to meeting and interacting with like minded folks!
