Anyone out there using 3D Models or Renderings in any of their investments? 

I'm currently working for an small architectural firm and have done 3D modeling for several years for different projects and have recently started doing some basic renderings for marketing purposes on the side for a property owner who is renovating 2 of his commercial strip plazas. So this got me thinking about trying to get out of my 9-5 even faster than my current buy and hold investment strategy could by starting some freelancing in the 3D rendering world. Of course we all see this being used on HGTV but I was just curious if there was any one using it in unique ways that might help me in the right direction of who to market to. Also, I'm looking for this to be a way into maybe the commercial real estate space by connecting with local property owners and maybe working my way into some partnerships or just simply some acquisitions in the future.  

So I'm just brainstorming this idea and figure I'd throw it out to the BP world for any advice or comments.

BP is fantastic place to learn.... I'm also an architecture grad and wish I would have found this site earlier, I probably would have jumped into a real estate development master instead of architecture knowing what I know now. 

Use the keyword alerts to add "Development" or something similar and you'll get a ton of knowledge from people doing deals.

I would agree with some of the previous statements as well, I think the majority of people are unfamiliar with the process and renovating seems simpler to most, though I would certainly argue against that once you understand the new construction process. Also financing as always is an issue. . It could be more difficult to find a lender who will finance your flip than one who would finance your spec build. Though if your end game is to hold the new constitution than we should be comparing it to a rental property and not a flip of course.
Seems like we may just have enough people now for a 2016 Bigger Pockets Summit???

@Leslie Finley  I do currently manage my own properties as we only currently have 7 units so we'll probably manage ourselves for bit longer but I have already looked into some management companies in the area. I can't say from experience about who's good or who is not but the 2 that are at the top of my list right now because of my research are Steel Valley Homes & Geisler Realty. . . so maybe do some due diligence on those 2 and see what you think.

Certainly went a little off top there indeed..... agreed @Federico Gutierrez 

I don't think it would be wise of an investor to be working with a Realtor who would be driving an hour or even a half hour in some cases if it meant they were out of their area of expertise, especially in the case of a new investor who may rely heavily on information and advice provided by the Realtor. . . . which I would strongly urge against relying heavily on information provided by most Realtors as the majority just really have minimal experience with investment property.

Philip Brown I'd probably recommend giving Geisler Realty a call for the rehab into rental. They have a construction/renovation company that's part of the property management company and would be able to handle your project I'm sure. Let me know how it works out if you do.
