Jared Vidales I've used both All Ohio Title and Escrow as well as Commonwealth Suburban Title here in Youngstown for quite some time and both have been great. Depending on what your transaction is I could possibly recommend one or the other though I imagine either could handle what you need.

@Emily Mead The BP Podcasts are certainly amazing, wish they could do one everyday... I find myself wondering if it's Thursday yet quite often. 

Where are you looking to purchase in Columbus? I've been researching quite a bit down there lately as I'm in the area quite often and it's just booming so of course it's got my attention.

If someone does end up purchasing this one, I'm sure we'd all love to see some more details about the project and the game plan/business plan to get it from A to B as it sounds like this one would cover an almost all inclusive view of mobile home park purchase, renovation and re-stabilization. Keep us all updated with the progress.

Agreed with all, I received that same information with the tickets in the mail here in Youngstown a couple months ago..... just a sales pitch with celebrity endorsement. Nothing against Tarek & Christina, love their show (for entertainment purposes only) and they're doing an impressive job taking their real estate career to a whole new level with becoming "Celebrities" in the industry.  Great for them, but don't waste your time & more importantly your money going to those events.

If the numbers work for you at that $200,000 purchase price, then it most definitely could be a good idea to buy new and rent out, I just wouldn't look at the possibly of appreciation up front and if makes sense factoring in zero appreciation then it could be a good investment. At those rental rates at least on the surface it seems like it has great potential for a long term hold though be sure to factor in all of your costs, especially the ever incresing HOA fee.

Also do your best to verify that rent rate, some property managers sometimes can be a little "over excited" about the market....

Though Zillow has had it's fair share of criticism over the years, from a real estate agent's perspective I am seeing a lot more owners list through Zillow as sort of an upgrade from selling "For Sale By Owner". Not that being an agent is my full time time gig anymore but I would fear this as an agent as it does seem to be bridging some of the marketing gaps between buyer and seller..... so to all of those who criticize Zillow, you may want to add it to your investment property search business plan as it seems to be just a flush with potential deals as the standard craigslist search. Like anything though, you of course have to weed through the garbage....

Welcome Devin, Glad to see more Youngstown faces here as it's a fantastic place to invest. I'm not too familiar with the Warren market as I'm mainly focused in Mahoning County but I know several guys who as killing it in the Warren market, best of luck!

Glad to see Youngstown made your list especially since you're all the way across the country! Lots a good areas here to check out though be careful, many pretty rough areas as well. 

Also watch out for property managers in the Youngstown market, I've heard way to many horror stories from out of town investors dealing with several different property managers here who didn't totally have the investors best interest in mind to say the least. I'm sure that happens all over but being a local here, I figured I'd give you a warning.

Since your markets are all right in the same area you should certainly spend some time on the ground here and hit the streets yourself before you come close to pulling the trigger on something.

Having your license is, in my opinion, a huge benefit to jump starting your investing career so good move on getting it for sure. My suggestion to you would be to start analyzing deals just for practice, go onto the MLS, pick out a couple foreclosures to start and take a drive to check them out, put together a pretend rehab budget then head to the MLS again and do some research on some comparable homes that have sold and are for sale in the market..... basically start to act like an investor and you'll begin to realize what areas are missing from your process. Then come back to BP and search and read until you fill in the blanks.... then repeat!
