Lol @jscott. I love Cobb. I live in Marietta to be exact. You can't beat GREAT schools and LOW taxes and still be literally 15-20 minutes from everything. Great place to live and invest.

In Atlanta we use attorneys and I use Harland and Associates. They are very investor friendly and they even provide all of your contracts for you.

Hello all
I've been wholesaling for a little while now and I hear a lot about HUD homes and how there are tons of deals in this niche. I've been on the HUD site and see that there are asset managers that control these properties.
I am looking to give some of them a call to see if they will give me a list or at least send me a few deals that I can buy and flip but I have NO clue on what to say to them?
Any advice would be greatly appreciated. Thanks in advance.

Tivon I may know about the company you are referring to because I had a similar meeting with some guys a while back.
I agree with everyone here. I too am not a fan of remarketing wholesale deals because that property could show up all over the internet at different price points and the investor could see this and get turned off by the deal.
If you do decide to partner up with another wholesaler ask them to split the profit 50/50 because technically if you bring a buyer you are doing half the work so you deserve half the fee. Adding "your fee" could take you out of the 70% rule a lot of investors go by.
On a final note, you said "you were told that they have their own cash that they use to purchase the properties prior to selling them to investors" they could be doing the same thing you're trying to do and that's wholesale the deal, I mean don't we tell people "we buy houses" but we're really just trying to sell them to people who really does. Not saying they don't buy them but just be careful.

Welcome to the site Brad. Biggerpockets gave me about half of the knowledge I know on wholesaling and the other half came from ACTION!! You can read until your eyes dry out but you must take action. I wish you much success and happy investing.
